LUXURY HOME APPRAISAL SERVICES

These types of homes can range from high rise condominiums, mountainside villas or  larger custom homes on acreage with many amenities. They can also be an atypical property that has very few if any comparable sales or be located in a rural area with limited market data. We can complete any appraisal in Maricopa or Yavapai County however these are on a quote basis only. The order would need to placed and reviewed for complexity of the assignment  The total additional time and expertise necessary to complete report will determine the fee.

Is price per s.f. an appraisal method?

No, to determine fair market value careful analysis of sales, market trends and knowledge must be used. 

Is zillow accurate?

No the system used by zillow, redfin etc are using a price per s.f. method that lacks any true appraisal methodology. 

Can I order an appraisal for my loan or lender?

Yes and no, if this is a refinance transaction the lender will need to order the appraisal as they would be the client. For personal use or any other need you can order it yourself.

how it all started

I began my real estate appraisal career in 2002 after I left playing professional baseball in 2001. I learned quickly in this profession that efficiency and accuracy were the keys to success. I molded my first company 2-Day appraisal in that model and had great success. I was able to develop a strong and efficient system with amazing staff over the next few years.  I honed my skills even further by becoming a staff appraiser for a large bank from 2009-2019. This provided me the volume and complexity of assignments to help me reach new levels of appraisal knowledge. In 2019 I made the decision to go back on my own. I developed ASAP Appraisal Inc with the knowledge and expertise gained over my 17+ years of experience in the real estate appraisal industry.
